FEES FOR RESIDENTIAL LETTINGS - LANDLORDS
Tenant Find
Letting Fee £525.00 (no VAT)
Includes advertising on Rightmove, property viewings, referencing, which includes income check, previous landlord check, Right to Rent checks, drawing up and signing of contracts. Also includes an inventory, which is circulated to all parties. We will also register the deposit with the TDS.
Tenant Find & Rent Collection
Letting Fee £525.00 (no VAT)
Fee for collecting rent is 4.5% of the monthly rent
Includes advertising on Rightmove, property viewings, referencing, which includes income check, previous landlord check, Right to Rent checks, drawing up and signing of contracts. Also includes an inventory, which is circulated to all parties. We will also register the deposit with the TDS.
Thereafter, the monthly rent will be paid to us and we pay this across to your desired bank account. Should any arrears arise, we will chase for payment within legal parameters.
Fully Managed Service
Letting fee £525.00 (no VAT)
Fully managed fee 8% of the monthly rent
This includes all services noted above, plus any matters relating to the day to day management of the property will be reported to us and, where necessary, contractors instructed and managed. Any costs will be deducted directly from the rent to streamline the payment process. We will ensure that all certification is in place and undertake regular inspections of the property to ensure that it is being kept to a satisfactory standard and will deal with the tenants directly for any issues that arise.

FEES FOR RESIDENTIAL LETTINGS - TENANTS
Holding Deposit
One weeks rent is required to reserve the property. This will be non-refundable if any person withdraws from the tenancy, fails a Right to Rent check or provides any false or misleading information. Once the holding deposit is taken, the tenant has 14 days to sign the tenancy agreement. Failure to do so will also result in the holding deposit being withheld.
Security Deposit (for rent under £50,000 per year)
Five weeks rent.
This will cover any damages or defaults on the part of the tenant during the term of the tenancy.
Security Deposit (for rent over £50,000 per year)
Six weeks rent.
This will cover any damages or defaults on the part of the tenant during the term of the tenancy.
Unpaid Rent
Interest will be charged at 3% above the Bank of England Base Rate from the rent due date until the date of the rent payment in order to pursue non payment of rent. The interest will not be charged until the rent is more than 14 days overdue.
Lost Keys/Fobs/Other Security Devices
Tenants are liable for the cost of replacing keys, fobs or any other security devices. If any loss results in locks being changed the cost of a locksmith and new locks/replacement keys is to be charged to the tenant(s). Any administrative costs on the Landlord/agent at a rate of £12.00 per hour will be charged to the tenant(s).
Variation of Contract
£40 per variation, in agreement with the Landlord, and issuing new documents.
Additional Tenants/Changes to Tenants
£40 per tenant/amendment, in agreement with the Landlord and issuing new documents.
Early Termination
Should the tenant(s) wish to end the contract early they shall be liable for any Landlords costs associated with re-letting the property and any rents due under the tenancy until the date of a replacement tenancy commencement.
